1.) Certified True copy of Transfer Certificate of Title

2.) Certified True copy of Tax Declaration of land

3.) Certified True Copy of Tax Declaration of Improvement if any

4.) Certificate of No Improvement if Lot only

5.) Tax Clearance

Corporate Documents Needed before closing the deal

1.) Copy of Secretary Certificate

2.) Board Resolution

3.) Latest General Information

4.) Article of Incorporation and By Laws

5.) SEC Certificate

6.) BIR Tin verification

7.) Certificate of no OPEN CASE 

8.) Photocopy of Valid OFFICIAL RECEIPT

9.) Photocopy of Valid Identification Card with 3 spicement signature

         ( Corporate Secretary and all Board member who signed Board Resolution)

BIR Taxes need to pay by Seller Corporation:

1,) Creditable with holding tax 6%

2.) Value Added Tax 12%

BIR Taxes need to be paid by the Buyer

1.) Documentary Stamp Tax 1.5%

City / Municipal Treasurer office - Buyer

1.) Transfer Tax .05% - .75%

Register of Deeds - Buyer

3.) Registration fee
